DESIGN DEVELOPMENT	With further input from you, our office will create detailed design documents that describe the exterior and interior of your project By clearly establishing all finishes to be used in the space potential cost overruns are eliminated Coordinate all structural and mechanical systems to be used and therefore eliminate construction delays In this phase we assess the established probable construction budget and project schedule to make sure that they meet your needs Our office can assist you with creating a graphics program

CONSTRUCTION DOCUMENTS	During this phase of the project, with further input from you, we will make needed adjustment to the design and finishes of the project and create a finalized product that will meet all your stated goals Produce a highly detailed set of plans, elevations, sections, construction details and specifications that clearly establish all the parameters of the proposed design thus leaving nothing to chance Prepare special bidding documents that will be used to minimize the potential use of your allotted construction budget. Establish a final construction schedule and a final probable construction budget

BIDDING & NEGOTIATION	Assemble all the necessary documents for the GC or CM to acquire competitive bids Competitive bidding assures that the best qualified outfit with the lowest price is contracted to do the job Our office has a list of qualified contractors and craftsmen that is constantly updated. We inspect the previous work of all contractors on our list to ensure that we deal with only highly reputable people. We can share this information with the GC or CM on the job.

CONSTRUCTION ADMINISTRATION	Assist the GC or CM in establishing a realistic construction schedule Help the GC or CM monitor the progress of the construction and make sure that all documents are adhered to and that the project is on schedule Make numerous field inspections to assure that you are receiving work of the highest quality Issue Certificates for Payment Review all contractor submissions and change orders to assure you of quality work and materials Help the GC or CM prepare a detailed "Punch List"

SUPPLEMENTAL SERVICES	Design custom furniture and accessories. Prepare color renderings, three-dimensional computer generated images and scale models that will help you better promote and market the building Create a computer animated walk through of the proposed design that will give you a realistic understanding of how your project will look and feel when finished Prepare life cycle cost analysis that will help you make better decisions on how to spend your budget to achieve the best return on investment possible Provide access to all the furniture, fabric, furnishings and specialty showrooms and pass on to you trade discounts of up to 50%
